2224 Florence

This is my favorite house right now. It's got alot of room, a nice downstairs with a second bathroom. It does have a garage that we werent able to look in. This one is listed as a bank approved short sale. Rich is going to be talking to the selling agent to make sure that the short sale is actually approved. It is currently full of garbage that would need to be cleaned out, and i think the refirgirator is a complete loss. Rich said it was still of food.

This is a really nice HUD home. It doesnt go into investor bids until 12/7/08. Rich doesnt think it will make it that far and i tend to agree. Despite the fact that it looks like its from the 60s it is in really good shape, but would need major updating. It does have a sprinkler system and an alarm system, but I didn't see a dryer vent. It does have really nie hardwood floors under the shag carpeting.

This is a house we looked at before. It went under contract on Oct 16 and back on the market on Nov 13. It has an interesting sun room type addition in the front of the house. The kitchen would have to be completely gutted and redone and the bathroom has alot of mold above the shower.

There were a couple more houses that we looked at that were good on the inside but the roofs would need to be completely redone, so I didnt include pictures of them today.
